Abstract: يتناول البحث مفردتي الحفاظ والاستثمار في تطوير المدينة التاريخية، لابكونهما متضادين يمثل فيهما الحفاظ حالة سلبية بالابقاء على التراث العمراني بما هو عليه ويمثل الاستثمار حالة الانعتاق عن هذا التراث، وانما بوصفهما مركبي التطوير يمثل الحفاظ فيه عملية ابد | The research discusses conservation and investment not as a contradictory state, but as both of them represent compound of development that conservation acts a creational process through heritage adaptation to fulfill now a day requirements with specific limitations aimed to conserve traditional image of heritage while investment represents a tool of this development.Architectural heritage is considered as a physical record for civilization of nations so, nothing to compensate its loss, from this point of view traditional studies which deal with conservation interest with cultural values, while contemporary studies take economic values as a primary consideration. That means conservation is an economic activity in a wide sense, and an investment project in a specific sense.The nature of the investment role in conservation has been the main concern of this research, and aims to build intellectual framework of investment bases to be valid for development of an Arabian historical city, that has been through the research hypothesis which draws up : " investment managed by reuse heritage buildings and sites which fulfill now a day requirements has an economic feasibility besides realize conservation".To implement the goal of the research it is composed of five chapters. The first one aims to build theoretical intellectual basis for conservation of architectural heritage to determine flow chart of conservation and the success of its components. Chapter two is concerned in building theoretical intellectual basis for investment through determined investments abilities in heritage buildings and sites and economical analysis of these investments. Chapter three involves investment bases by national and regional experiments of investment in heritage to determine the role of sectors interested with conservation of heritage; these main sectors are public, private, foreign, and charities. Chapter four - case study - concerns the abilities of investment in architectural heritage of old town in AL - Kifil city, this heritage includes : AL - Kifil shrine, AL - Nukhaila mosque, old market, and khans. The research ends with a collection of final conclusions, recommendations, beneficiaries, and future proposal researches; which are mentioned in chapter five. The main conclusion that research has been conducted is : Reuse of the architectural heritage in tourist and cultural functions represents the ideal economic procedure for conservation according to its auto - financing attribute, as well as other economic and social benefits for the community arising from conservation.
